The downtown office building at 440 First Street NW received a 106,800 SF renovation and 34,500 SF vertical expansion converting it from 8 stories into an 11-story Class A facility. Renovation efforts included the installation of glass curtainwall systems, masonry, ribbon windows, metal panels, canopies, new storefront, elevators, lobby and core finishes, and new MEP and life safety systems.
Major sustainable highlights include: 2,699 tons of waste diverted from the landfill, 22% regionally sourced materials, 21% recycled materials, 98% of interior spaces have views to the outside maximizing the use of natural light, a green roof; addition of retail space on the ground floor, improved and efficient building systems and fixtures including a Dedicated Outdoor Air System (DOAS) and low flow fixtures. Points were also achieved for access to alternative transportation options.
